8 US REITs announce dividend increases in March

Eight publicly traded real estate investment trusts in the US announced increases to their regular dividends in March, according to S&P Global Market Intelligence data.

Hotel REIT Chatham Lodging Trust declared the highest percentage increase in quarterly dividend, raising its payout 28.6% to 9 cents per share. The new dividend, payable to shareholders April 15, is 72.7% lower than it was before the COVID-19 pandemic.

Healthcare REIT CareTrust REIT Inc. announced the second-highest increase, adjusting its payout by 15.5% to 33.5 cents per share. The increased dividend will be paid to shareholders on or around April 15.

The third-highest increase was announced by shopping center REIT InvenTrust Properties Corp., which boosted its quarterly dividend by 5.0% to 23.76 cents per share. The dividend will be paid to shareholders on or around April 15.

Retail REIT Choice Properties REIT raised its monthly cash distribution by 1.3% to 6.4167 Canadian cents per trust unit, the highest dividend among Canadian REITs, payable to unitholders April 15.

Dividend hikes by sector

The first quarter of 2025 ended with 36 US REITs, representing 22.8% of sector, announcing increases to their dividends, according to Market Intelligence data.

Among US specialty REITs, seven companies or 38.9% of the industry declared dividend hikes during the quarter. Among industrial REITs, five companies, or 38.5% of the industry, announced higher cash payouts.

Four Canadian REITs declared dividend hikes during the first quarter, representing 8.7% of all Canada-based REITs.
